The City of Branson and Taney County, Missouri, (Plaintiffs) filed this partial-taking condemnation case to obtain land and easements they needed to widen a road adjacent to Andrew Gugar, Jr.’s (Defendant’s) land. Plaintiffs alleged that the widening of the road, together with other improvements, specially benefited Defendant’s remaining land such that the land *757increased in value beyond any damages caused by the taking.
