OPINION
MINZNER, Justice.
{1} Petitioners Dean and Brenda Kinsolving appeal from an opinion of the Court of Appeals affirming a district court order declaring the termination of their interest as lessees of real property following the death of their lessor. See In re Estate of Duncan, 2002-NMCA-069, 132 N.M. 426, 50 P.3d 175. The district court and Court of Appeals held that Petitioners’ lease terminated at the death of the lessor, Georgia A.
