This appeal concerns a mundane matter of increasing importance in today’s urban society, parking spaces. The determinative issue on appeal is whether the claims for declaratory relief, equitable reformation of a lease, injunctive relief and breach of the lease are barred by the doctrines of res judicata and collateral estoppel pursuant to 12 Havemeyer Place Co., LLC v.
