The plaintiffs instituted this summary process action to recover possession of the ground floor of a commercial building in Bridgeport which they had leased to the defendant for a five-year term from October 1,1975, to September 30,1980. The lease provided for a monthly rent of $2479.17 payable on the first day of each month. Prior to the defendant’s occupancy of the premises, the plaintiffs agreed in the lease, inter alia, to provide adequate drainage in the receiving pits and to repair the roof to make it water tight.
