Plaintiffs are real estate brokers. In August, 1941, defendant, by a so-called listing agreement, authorized, them to find a purchaser for her farm of 153 acres, together with the stock and equipment thereon. The purchase price of the bare farm was $7,500. Plaintiffs were authorized to sell the personalty to any purchaser of the farm for $5,000 addi*559tional.
