The bill in this case is for the specific performance of a contract for the sale of real- estate, and is brought by the purchaser against the seller and one who took and holds the legal title from the seller with notice of the rights of the buyer under the contract and of his efforts to enforce them in order to obtain a conveyance. In the first suit (10 Del. Ch. 339; 92 Atl. 256), the complainant, Long, sought to compel William B.
