Tbe case turns upon tbe construction of an indenture from Julia E. Gray to M. E. Gray, tbe material part of wbicb is as follows:
“That said party of tbe first part, for and in consideration of tbe sum of $10 to ber in band paid by tbe said party of tbe second part, receipt of wbicb is hereby fully acknowledged, tbe said party of tbe first part batb given, granted, bargained, and sold, and by these presents do give, grant, bargain, sell, and convey unto tbe party of tbe second part, bis heirs, executors, administrators, and assigns, tbe right of entering in and upon the lands hereinafter…
