On November 25, 1919, plaintiffs and defendants entered into a written contract whereby plaintiffs agreed to sell and *205defendants agreed to purchase certain real estate situated in Box Elder county, Utah.. The purchase price of the property was $8,450, payable as follows: $1,850 upon execution of the contract; $1,000 December 1, 1920; $1,000 December 1, 1921; and in addition thereto defendants assumed payment of a portion of two mortgages on that and other property aggregating $4,600, and, agreed to pay all taxes thereafter levied.upon the premises.
