OPINION

FAY, Chief Justice.

This matter comes before this court on the defendants' appeal from a Superior *183Court order granting the plaintiffs’ motion for summary judgment. We affirm.

The facts relevant to this appeal are as follows. The defendants, James and Theresa Howe (the Howes), entered into a contract with plaintiffs, Arthur LaFazia and Dennis Gasrow, to purchase Oaklawn Fruit and Produce (Oaklawn), a delicatessen, on July 6, 1987.
