Appeal from Humboldt District Court. — D. F. Coyle, Judge. Action iu equity to establish and confirm plaintiff’s title to certain land, and for other relief. Decree as prayed, and defendants appeal.

1. Deeds : can cellation: lost and unrecorded deeds: estoppel. — The plaintiff was the wife of R. C. Hayes, who died in the year 1915. During their married life, and in the year 1870, they, or one of them, entered into a contract for the purchase of the land here in controversy from S. H. Taft, and took possession of the premises, establishing there a home, which plaintiff says she has never abandoned. On April 20, 1874, Taft made and executed a warranty deed of the land to plaintiff.
