On September 1, 1926, Cyrus F. Wicker executed to Trust Company of Florida, a corporation, as trustee, sixty-two mortgage bonds aggregating a principal of $15,000.00. A mortgage to the trustee was given as security. Upon foreclosure proceedings brought to enforce the mortgage the defendants filed an answer to the effect following:
