Complainant owns and operates the Riverton Country Club at Riverton, New Jersey. Its bill is a combination of a conventional bill to quiet title to lands and a bill for a declaratory judgment that the defendants have relinquished or lost any rights they may have had in those lands by reason of waiver or laches.

Complainant's lands were assembled by a corporation, "Riverton Country Club," in 1900 and 1901. Title was taken by three deeds, in each of which the following restrictive provision was inserted: "Subject nevertheless to the following covenants conditions, and restrictions. 1. That the…
