MOORE, Justice.

This is an appeal from a summary judgment. Appellee, Forrest Lumber Company, instituted suit against appellants, L. L. Snider and wife, Tressie Snider, in trespass to try title seeking judgment for title and possession of all of Lot Twenty (20) and the West one-half of Lot Twenty-One (21), Block One Hundred Thirty-Four (134) of the Overton Addition to the City of Lubbock.
