On June 24, 1977 the plaintiffs brought their complaint, to establish their title to a certain parcel of land, with the cottage thereon, in possession of the defendants as devisees under the will of their mother, Margaret M. Coolidge, situated in Trenton in the County of Hancock. The Sargents base their right to recover the real estate in dispute upon a quitclaim deed of the premises dated January 23, 1970 containing personal covenants of warranty against third party claims through their grantors, Paul S.
