The controversy before us grew out of the foreclosure of a real estate mortgage by advertisement. The material and undisputed facts are as follows:
In November, 1919, one Alfred Berglund was the owner in fee simple of the south one half of section 26, township 147, north, of range 65, west, in Foster county in this state. On November 19, 1919, he, together with his wife, executed and delivered to the Union Investment Company a real estate mortgage upon said half section of land to secure the payment of a note for $6,000.
