Proceeding pursuant to CPLR article 78 to review stated portions of a determination of the Zoning Board of Appeals of the *447City of Yonkers dated July 30, 2003, as amended September 5, 2003, and December 9, 2003, which, after a hearing, imposed conditions upon the granting of the petitioner’s application for an area variance.
