These two consolidated appeals concern a real estate mortgage investment scheme perpetrated by Debtors, First T.D. & Investment, Inc. (“FTD”) and Joint Develop-. ment, Inc. (“JDI”).1 The trustee of their consolidated Chapter 7 bankruptcy estates, Appellee R.
