MAUGHAN, Justice:

The seller under a written contract for the sale and purchase of realty appeals from a judgment enforcing conveyance. We affirm the judgment. Parties to bear their own costs.

This is an action for specific perform.ance, initiated by the administrator of the estate of the buyer (hereafter plaintiff or buyer) against the administrator of the estate of the seller (hereafter defendant or seller) in her representative capacity, and individually.
