MEMORANDUM OF OPINION AND ORDER

LEVI, District Judge.

In this insurance coverage dispute, the parties have brought cross motions for summary judgment.

This case arises from difficulties in developing Stanford Ranch, a development of new single-family homes on a large expanse of land near Rocklin. Plaintiff Stanford Ranch (“Stanford”) has served in a master developer role, subdividing and selling tracts of land to other developers. (Defs.’ Mem.Supp. Summ.J. at 2.)
