FARMER, Judge.

In April, 1988 the defendant, Charles E. Moore, acquired a parcel of real property located at Highway 61 South in Memphis. On June 20, 1988, a sales contract was entered into whereby the defendant agreed to sell this property to the plaintiff, Harry J. Skefos1 (hereinafter “Skefos”). The City of Memphis was condemning certain portions of this real property in order to expand Highway 61 South and Shelby Drive.
