In August, 1939, the appellants, H. S. Hudson and his wife, Clarice, listed their farm of 186 acres in Warren County for sale, exclusively, with Luther Long, one of the appellees, under a written contract wherein the minimum price was fixed at $75 an acre, unless another farm could be purchased for a stipulated price. About the middle of November, the Hudsons entered into a written contract with Long and C. M. Carter, another appellee, calling for the sale of the farm and certain personalty at public auction on November 29th. The auction…
