OPINION

DAVID WELLINGTON CHEW, Justice.

Appellants, Steven and Susan Scown, appeal from a summary judgment granted in favor of Appellees, Arthur “Van” Neie Jr. and Sue Lynn Neie, establishing an easement running along the northeastern edge of Appellants’ property. Appellants raise a single issue on appeal, asserting that the trial court erred in granting Ap-pellees’ motion for summary judgment. We affirm as modified/reform.

This dispute involves a paved road abutting Appellants’ property referred to generally as Moseley Lane in Alpine, Texas. Appellants own a three-acre tract abutting Mosely…
