Veronica Montoya, individually and on behalf of the estate of Jessica Montoya, appeals from a summary judgment granted in favor of Nichirin-Flex, U.S.A., Inc. (Nichirin). For the reasons that follow, we affirm.

FACTUAL SUMMARY

Nichirin supplies automotive parts to Japanese auto makers in the United States and it has facilities in El Paso and Juarez. The El Paso facility (the Building) is a 36,000 square feet warehouse used for the storage and distribution of automotive parts.
