INTRODUCTION

Plaintiff filed a diversity complaint in this Court on May 20, 2011, alleging breach of contract and negligence when her bed and breakfast (“B & B”) burned down and the insurance was insufficient to cover replacement costs. This case is before the Court on Defendants’ motion for summary judgment. For the reasons stat*432ed below, Defendants’ application is granted in part, and denied in part.
