This appeal arises from a trespass to try title action filed by Mountain Laurel Minerals LLC (“Mountain Laurel”) against Mustang Minerals LLC (“Mustang”). Toni Combest, whose mineral rights derive from the same deed as Mountain Laurel, intervened in the action. All parties filed motions for summary judgment, urging their respective interpretations of the deed.
