OPINION
BRAMMER, Judge.
¶ 1 Appellants Robert and Lisa Strohbach appeal from the trial court’s grant of summary judgment in favor of appellee KAZ Construction, Inc. (KAZ). The court found invalid the Strohbachs’ deed of trust on property securing a nearly $2,000,000 debt, and further concluded KAZ had a valid first-position mechanic’s lien on that property. The Strohbachs argue the court erred in finding appellee Steven Zanderholm did not have an ownership interest in the property, rendering the deed of trust he executed in their favor invalid.
