Rios, J.), entered May 27, 1988, after a bench trial, dismissing the first cause of action of petitioners landlords’ holdover petition and awarding respondents tenants judgment on their first counterclaim for the issuance of a rent-stabilized renewal lease, unanimously affirmed, without costs.
