This appeal is concerned with a real estate commission arising out of a sale and , option agreement of the Hamilton and Empire farms (hereinafter referred to as the farms), located in Pinal County, Arizona.

Appellants, plaintiffs below, instituted this action in February, 1970, against ap-pellees, Robert E. Hamilton and R. E. Schlittenhart and others, as owners of the farms, and George Isaacs, Richard Krotz and John Saunders seeking real estate commissions on account of a sale and option agreement consummated on December 30, 1969, with Isaacs.
