Currently before the Court is Plaintiffs motion for summary judgment. (Doc. 22.) For the reasons discussed below, Plaintiffs motion is GRANTED.

I. Background

This case is based on two promissory notes and two personal guaranties. Defendant SB Partners, LLC executed the promissory notes at issue, which Ameris Bank now owns, in favor of Darby Bank.1 It executed one note in the principal amount of $1,350,382.00 (“Note 1455850”) and another in the amount of $6,548,000.00 (“Note 1455910”).
