MEMORANDUM

NORTHROP, Senior District Judge.

Oliver Guyther, as trustee on a deed of trust encumbering property owned by debtors in bankruptcy William and Ingrid Hebb, appeals an order of the United States Bankruptcy Court for the District of Maryland. The bankruptcy court granted the request of the debtors to convert the case from Chapter 13, 11 U.S.C. §§ 1301-1330, to Chapter 11, 11 U.S.C. §§ 1101-1174, and denied the trustee’s motion to dismiss the Chapter 13 petition.
