Plaintiff was the owner of a two story laundry building which she contracted to lease to Isaac Friedman for a period of five years, commencing November 1, 1922, at a rental of $25 per month for two and a half years of the term and $35 per month for the remainder of the term. By the terms of the contract it was provided that the lessee should keep the demised premises in good condition “and at the termination of this lease deliver up the said premises to the lessor in as good order and repair as the same now are, reasonable wear and tear and damage by accidental fire…
