I. Plaintiff’s suit is predicated upon the following written contract:
“For value received, we hereby grant to L. A. Jester or assigns, the exclusive right to purchase or sell the following described real estate, to wit: The north sixty (60) acres of the southwest quarter of Section thirty-two (32) in Township seventy-nine (79) in Range twenty-three (23), Polk County, Iowa. The. terms of this option are as follows: The total consideration to be paid for said land in case this option is exercised shall be thirty-seven thousand ($37,000.00) dollars, which shall be payable as follows: two…
