THIS MATTER is before the Court on Defendant/Counter-claimant/Cross-claimant Banco Popular de Puerto Rico’s Motion for Summary and Default Judgment, filed April 27, 2010, and Supplemental *96Motion for Summary and Default Judgment, filed February 12, 2013.1 Banco Popular wishes to foreclose on a mortgage it provided to Enighed Condominiums, LLC. William R. Nash, V.I., Inc. asserts a cross-claim against Banco Popular and opposes the Motion for Summary and Default Judgment.
