GARBARINO, Judge.

Donald Laughlin (“Laughlin”) appeals from a judgment in a condemnation suit awarding Laughlin damages for a taking of his property by the Town of Paradise Valley (“Town”) of a permanent easement for roadway purposes. The easement taken by the Town covered a 2.39-acre parcel which was part of an approximately 16-acre parcel purchased by Laughlin in 1986.
