Appellant, the Board of Adjustment of the City of Warson Woods (“the Board”), appeals from the trial court’s judgment reversing the Board’s denial of a zoning variance to respondents, Greg and Terri Wolfner (“the Wolfners”). We find the Board’s third point on appeal dispositive and reverse and remand with directions for the trial court to enter judgment consistent with this opinion.
