GALLAGHER, Associate Judge:

Petitioners challenge an order of the District of Columbia Board of Zoning Adjustment (BZA) granting a “variance from the minimum lot area requirement of 5,000 square feet and, thus, authorizing construction of a single-family detached dwelling on a substandard lot. 1 Messrs. Russell and Treanor, who own property in the immediate vicinity of the disputed lot, attack the Board’s action on procedural and substantive grounds, these being (1) defective notice, (2) misapplication of the statutory standard governing area variances, and (3) erroneous and deficient findings…
