OPINION

CRIPPEN, Judge.

Appellant First National Bank of Glencoe seeks equitable relief after losing statutory rights to enforce its second mortgage on the home of respondents William and Kathleen Pletsch. The trial court granted summary judgment denying the requested relief, and we affirm.

FACTS

Appellant bank held two mortgages on the home of the respondents, the Pletschs, who defaulted on both loans. The bank foreclosed under the first mortgage, which secured a loan of $95,000, by a sheriffs sale on August 2,1994. The Pletschs’ six-month redemption period on the mortgage ran through February…
