OPINION

GREENWOOD, Judge.

T 1 Salt Lake County (the County) appeals the trial court's grant of Metro West Ready Mix, Inc's (Metro) motion for summary judgment. The judgment granted Metro quiet title to Parcel G (the Property) on the basis that Metro was a bona fide purchaser (BFP) under Utah Code Ann. § 57-8102, - 103 (2000) (the Recording Statute). We affirm.
