This appeal involves two unlawful detainer actions instituted by respondent Lillian B. Linnecke against appellant Medical Multiphasic Testing, Inc. (MMTI). Pursuant to a ten-year lease agreement effective March 15, 1970, appellant MMTI, as tenant, rented certain business property in Reno from respondent Linnecke, as landlord. The lease expressly granted appellant an absolute right to sublet the premises. Appellant MMTI insisted on that provision since the corporation would have no use for the building if its contemplated medical testing program proved unsuccessful. MMTI borrowed approximately…
