In this case we determine that Civil Code section 2941 1 permits a homeowner, upon satisfaction of the obligation secured by a deed of trust, to recover damages for emotional distress from the assignees of the beneficiary for their refusal to execute and deliver to the trustee a request for full reconveyance. Accordingly, we aifirm the judgment in favor of plaintiff Rafael R.
