This Memorandum and Opinion addresses motions relating to the foreclosure and *760sale of Westwood Gardens. Rodney Tow, Trustee of the Royce Homes, L.P. bankruptcy estate, seeks to void that sale under the Texas and Delaware Uniform Fraudulent Transfer Acts (“TUFTA” and “DUF-TA”). Wachovia Bank transferred its interest in Westwood Gardens to Amegy Bank, N.A. and Amegy Mortgage Company (together “Amegy”), and Amegy foreclosed on the property in March 2009.
