¶1 Granville Condominium Homeowners Association (HOA) appeals the superior court’s summary judgment dismissal of their action for unpaid monthly operating and maintenance assessments against Michael and Brenda Kuehner, who lived in a unit rent free in *546satisfaction of a debt.
