The respective defendants-appellants occupied commercial spaces as tenants under four different leases. Prior to the enactment of the Commercial Rent Law (L. 1945, ch. 3) and before the expiration of their leases, the tenants executed new leases, two for a term of one year and the others for a term of two years; one to commence on January 1, 1945, the others on February 1, 1945. The new leases were at an increased rental of more than 15% above the amount of rental charged the respective tenants on March 1,1943.
