ALEXANDER, Justice.
This is an action in trespass to try title brought by John T. Maxey and others against Joe Patterson and others to recover the title and possession of a house and lot in the city of Hillsboro. The defendants pleaded not guilty and in the alternative sought to recover the value of certain improvements alleged to have been made in good faith on the property in question.
