OPINION
GUADALUPE RIVERA, Justice.
Appellants, Rockwall Commons Associates, Ltd., Stone Rockwall Properties, L.L.C., and Tom F. Stone, appeal the trial court’s judgment in favor of MRC Mortgage Grantor Trust I, Appellee. We affirm.
BACKGROUND
This case arises from Appellants’ failure to pay non-refinanced interest pursuant to the terms of a letter-agreement for which the trial court rendered summary judgment.
