These cases, a bankruptcy appeal and a declaratory judgment action, both concern the status of a commercial sublease for the 11th floor of premises located at 470 Park Avenue South in New York City, and involve three corporate entities, the Sanshoe Worldwide Corp. (hereinafter “Sanshoe”), McLaren/Hart Environmental Engineering Corp. (hereinafter “Hart”), and EBG Midtown South Corp. (hereinafter “EBG”).
