Memorandum Decision

DAVIS, Judge:

T1 Alexander Richards appeals the trial court's grant of Defendants' motion for involuntary dismissal of Richards's breach of contract and fraudulent nondisclosure claims. We affirm.

12 In 2009, Raul Barrios made an offer to buy a house owned by Defendants. When Barrios was unable to obtain financing, his wife's cousin, Richards, agreed to finance the purchase in his own name.
