DONALDSON, Chief Justice.
On February 10, 1977, plaintiff, Ernest Cheney, and his then-wife, Janet Cheney, entered into a real estate purchase agreement with the defendants, Blaine and Nita Jemmett (the Cheney/Jemmett agreement). By the terms of that' agreement, the plaintiff and his wife agreed to sell certain real property situated in Gem County, Idaho, to the defendants.
