Defendants Spencer, being the owners of a subdivision of land in the city of Seattle known as Jefferson Park, employed defendant Clarke, a licensed reál estate broker, for the purpose of finding purchasers for the lots which made up the addition, Mr. Clarke’s actual authority being limited to obtaining purchasers for the lots which defendants Spencer were proposing to sell.
