CRANDALL, Judge.

Plaintiff, Missouri Real Estate and Insurance Agency, Inc., appeals from the dismissal with prejudice of its action against defendant, St. Louis County, Missouri (the County), for failure to state a claim upon which relief can be granted. We affirm.

On appeal, our review of a motion to dismiss for failure to state a claim requires that we consider the pleadings, allowing them their broadest intendment and treating all facts alleged as true, and determine whether the petition invokes substantive principles of law.
